Feasibility Study

Report What's Possible on Your Property Lot.

A feasibility study for your Toronto multiplex starts with Victoria visiting the property to review what the lot allows and where its limits are. Whether you’re still hunting for the right property or already have one ready to convert, we’re here to tell you what’s actually possible before you commit.

Build X Design Skillsets

What We Do

Everything a Toronto multiplex, garden suite, or laneway project needs, under one roof. Hire us for a single piece or for the whole path from feasibility to finished build.

PRE-DESIGN

Feasibility Study

Before you design anything, we check whether the lot can actually carry a fourplex, sixplex, garden suite, or laneway house. Zoning, site constraints, how many units realistically fit, and rough numbers, so you buy or commit with your eyes open.

APPROVALS

Zoning & Minor Variances

When the project needs a bit of relief from the zoning bylaw (a setback, a height, some coverage), we prepare the minor variance application and take it to the Committee of Adjustment for you.

Acquisition

Assess Before You Buy

Looking to purchase a property to convert into a multi-unit rental? Have Build X Design analyze the property you have in mind so you can make the most calculated investment and know a project is possible before you acquire the lot.
