The Strategy Call comes after Discovery, once a project is worth pursuing. We work out the unit mix and the phasing, then run the numbers so you know the return before you commit to a design.
Before you design anything, we check whether the lot can actually carry a fourplex, sixplex, garden suite, or laneway house. Zoning, site constraints, how many units realistically fit, and rough numbers, so you buy or commit with your eyes open.
When the project needs a bit of relief from the zoning bylaw (a setback, a height, some coverage), we prepare the minor variance application and take it to the Committee of Adjustment for you.
We coordinate the engineering, assemble the full drawing package, and liaise with the City to get your permit submitted and through. You don’t chase the city. We do.
