This home was a one-storey house on a deep lot, surrounded by neighbours that had long since gone up to two to three storeys. It was slated for demolition before Build X ever got involved.

In its place, we’ve designed a three-storey fourplex up front and a garden suite at the rear, sized to sit close to the property lines without crowding what’s next door. We carefully planned the setbacks and limiting distances before a single footing went in. The new foundation carries weeping tile drainage around it to keep groundwater out of four units instead of one. Inside, every suite gets its own mechanical ventilation run and windows positioned for real daylight, laid out along a fire-separated grid that keeps each unit independent of its neighbours.
