This single-family house sat in a part of East York that had just been upzoned to allow a sixplex and garden suite without any special permissions. The developer wanted to use every bit of that new allowance.
Build X kept a couple of the original walls and gutted everything else, rebuilding the site as a six-unit building with a one-storey garden suite behind it, seven units total. Because the project qualified entirely as-of-right, there was no minor variance hearing and no committee of adjustment to sit through, just a straight run through the permit process that took four to five months. It also cleared without development charges, including a deferral on the seventh unit in the garden suite. Construction is underway now.
