This High Park property came to us as a legal triplex, and the investor who purchased it saw the opportunity to create more units. It’s a century-old house on a single Toronto lot that is zoned for up to 7 units. 

With the budget and multiplex optimization goal in mind, Build X Design developed a plan for a sixplex. Two units on the ground floor, one on the second, one on the third, and one more legalized in the basement. Behind it, a new two-storey garden suite with three bedrooms and two baths makes six. A sixplex on a lot that started with three, about 5,700 square feet of living space.

With double the units, and projected rent north of $15,000 a month. Once we’ve completed the design and the sixplex permit approvals, our team stayed on board while the construction is underway, to make sure we can guide the construction and approvals through project completion.
