The owner of this single family home wanted to house hack. Live in half the home and rent out the other half to cover the mortgage.
Build X helped convert this home into two legal units, a three-bedroom upper apartment that rents for three thousand dollars a month or more, and a two-bedroom main-floor-and-basement unit where the owner lives. The permit came back a week after submission and the renovation was finished in three months.
We’ve designed the layout to leave room for future potential growth. The basement can easily be split off into its own third unit later, and there’s a path to a laneway suite as a fourth. If the owner ever wants to expand the multiplex strategy within her property lot, she will be able to reach out to further value add to the property down the road. This project is a great example for people on tight budgets wanting to improve their primary residence.
