This Bloorcourt Village property started as a two storey detached house on a lot only 17 feet wide and 105 feet deep. The developer who bought it wanted to get the most out of the lot, so we converted the main house into a fourplex and added a laneway suite behind it.

Inside the house, we underpinned the basement for studio units, with a one bedroom unit and a two bedroom unit above. At the back, a two storey laneway suite with one bedroom has its own address, separate from the four units in front of it.

The permits took planning. We split the submissions into phases, pulling the laneway suite separately from the house conversion and timing it around the City’s development charge exemption rules at the time. The project paid no development charges, and construction wrapped in 2025.
