We’ve collaborated with a local construction builder to accelerated permit approval process of a pre-designed garden suite in East York. The lot had an existing garage and the design needed to be adapted to fit the specific site conditions before it could move into permitting. 

Our role on this project was less about starting from scratch and more about making an existing vision work within the actual regulatory constraints of the lot. We reviewed the pre-design, made the necessary adjustments to meet zoning and building code requirements, and compressed the design and permit timeline to keep the project on schedule for the builder.

The suite is currently under construction and on track for completion in fall 2026.
